Bedroom 1 (twin beds which can be zipped together to make a double) faces South West and has a magnificent panorama (above) from the mouth of the Dart and Dartmouth Castle around to the southern end of Dartmouth and Warfleet Creek, once an independent little port in its own right.

Bedroom 2 (double bed) has a double aspect with views both of the castle and sea, and across to Dartmouth, the Naval College and up river towards Dittisham.

Bedroom 3 (double bed) has views of the river and town of Dartmouth and up river to Agatha Christie's house below Dittisham.

Each room has its own power-shower, hand basin and loo (en suite) a TV and tea /coffee tray. The house has a wireless broadband connection, so if you cannot bear to leave your laptop behind, you can still connect to the Internet or talk to the rest of the world by e-mail, either from your room or from a sylvan spot in the garden.

Downstairs

The Sitting Room looks onto the lawn and has a glimpse of Warfleet Creek across the river. On chillier evenings, guests can relax and chat by a glowing open fire in the Edwardian fireplace, reinstated in the original 1903 style of the house.

The Garden Room built in 2001, has French windows on to the lawn and a big low picture window through which you see the whole panorama from Dartmouth up the river. There is a TV and DVD here, but this room is wonderful for watching the river and generally passing the time of day.

The Garden: 'Works in progress' for a while yet, as Susan re-landscapes and replants her garden. Mother-in-law is probably still turning in her grave, but Susan aims to create several secluded corners below the main lawn and patio, where people can sit and enjoy the peace and quiet of the garden with lovely vistas down to the river.
